Golden Pacific Capital, LLC is offering equity positions in a fund focused on Kansas City (“KC”) single family residential real estate. The fund is projected to return 16-20% IRR to LPs over a 6-8 year projected hold period – i.e. $270K on a $100K investment. It capitalizes on the principals’ experience having purchased and managed 2000+ homes across a number of other US cities on behalf of institutional buyers. It is a unique opportunity to participate in a limited partnership run in an institutional manner and with institutional-level returns but without the higher minimum investment thresholds usually associated with such a structure. The fund is already operating and has attracted significant equity investment. KC, unlike many other markets in the US, has been relatively stable through the past few years of macroeconomic turmoil and has only in the past 18-24 months begun to show signs of recovery. This is underpinned by a stable local economy with a highly diversified employer base. There is still very significant foreclosure activity and inventory available, and the larger players are not active in this market – a combination which gives us an opportunity to purchase at significant discount to current market value and achieve strong rental yields. Finally, the fund capitalizes on highly affordable debt available in the capital markets, as well as debt providers who have become more sophisticated and more competitively priced in recent years, a trend which we expect to continue.
